The firm was founded in 2024 by Robert Lee and Thùy Turner, industry veterans who each have 20+ years of experience and a decade-long track record of working together in healthcare real estate investment. Together, they have acquired, operated, and/or exited more than $745 million* of medical and healthcare assets across prior platforms, including HPA Realty and HPA Growth Fund.

VCP is specialized sponsor focused exclusively on healthcare real estate. The firm’s vertically integrated investment philosophy is critical within medical real estate, where asset performance is closely tied to tenant operations, regulatory considerations, and execution.
With the goal of bringing institutional-quality medical real estate to private capital investors the team launched its first Delaware statutory trust offering in 2024 under the name HPA Exchange LLC, a joint venture between Vital Capital Partners and The Innovation Institute. This marked Vital Capital Partners and the team's entrance into the private channel, offering two DSTs to accredited investors through independent broker dealers, registered investment advisory firms, family offices and thefinancial advisors community.
In 2026 Vital Capital Partners strategically partnered with an 85-year-old institutional investment platform with a rich history of acting as a long-term balance sheet capital partner that has over $8 billion in net lease real estate experience.
The VCP platform is positioned to scale for the long term and is dedicated to bring the defining attributes of medical real estate to private capital investors for their own portfolio diversification needs.
